Still getting use to the video functions, I'll upload better quality videos this weekend. Plus, I promise to get better at making videos. Haven't made videos for about 3 years when I had my old Youtube Channel.

The Aura Condo Project:

 Submitted to the City in 2006, as two towers the taller of which was 60 floors and over 200 meters, it was initially rejected by the city, for failing to respect the street and offer adequate ground level retail. It would have been a standard Bay Street condo, on the most important, or second most important  (depending on your view of what makes a retail street) in the city of Toronto. The new project has close to 200,000 square feet of retail and commercial space, in building which is over 1.1 million square feet. Thus providing the downtown core with an alternate shopping experience in conjunction with the College Park Mall to which this project is adjacent.


The Toronto Condo Boom

The boom in the Toronto Condo industry which began slowly in the late 1990's and picked up steam in the early aughts (00's) has transformed the look and feel of the City. Highrises are sprouting from all areas of the city, mainly the downtown core, but other areas, such as Liberty Village, Etobicoke Shores, Scarborough, Mississauga City Centre and North York Centre are also experiencing rapid condo growth and densification. Part of it is the design of the provincial government, which wants to attain maximum efficiency of use out of publicly funded transit such as GO Transit, the TTC and regional lines. Plus heavy investment in infastructure such as the Airport Line, The Eglinton Crosstown LRT Line, as well as the Union Station Renovation project all of which will make getting into and out of the core far easier then ever before. At the same time providing a real lifestyle choice to those that decide they enjoy downtown living.







 Secrets of Toronto's Development Success: Toronto is a true international city, it has drawn hundreds of thousands of people from all over the world, seeking to make a better life. It's people are industrious and entrepreneurial, which along with some great geographic luck has made Toronto's economy one of the world's most dynamic finance, trading, exporting and manufacturing centers. Over the past 15 years there has been a dramatic shift in the population patterns of the Greater Toronto Area (GTA) as the population begins to concentrate into the downtown core, for reasons ranging from transport without a car, to low condo pricing, for young people. Over the last decade an average of 10,000 new condos per year have been sold in the core, in the past 5 to 7 years this average has been over 15,000 new condos. and in the past 3 years there have been over 20,000 new condo sales per year. There is a flare associated with downtown living in Toronto, that the suburbs can't match. It's attracting more people everyday, and so far, there seems nothing set to change it.

They have also increased deposit requirements to lift the loan insurance amount. Investment Trusts have no taken to looking to purchase rental properties and acquiring mortgages through financing auctions by the banks looking to shore up their balances sheets in light of stricter government regulation. Toronto Condo Market Report – February 26, 2014

Toronto Condo Prices continue to trend upwards, as sales also move up with general improvement not only in the Toronto economy, but the nation as a whole. Condo sale prices have not increased to the same degree as detached family housing, due to new supply coming onstream. However fears of a condo bubble, have not proved accurate, as trends move to the upside.
